Michaywé Governance

Who Are We?

The Michaywe Owners Association is a non-profit organization which was formed to manage and administer the affairs of our Planned Unit Development (PUD) known as Michaywe. The association has a obligation to promote the welfare of its members by maintaining and beautifying the several developments and subdivisions in which its members own or possess real property interests; to enforce building and use restrictions; to represent members before governmental boards or bodies; and to promote social and recreational activities.

Deed Restrictions – Restricted Properties

Michaywé is a deed restricted community and is called so because our restrictions are stricter than government agency restrictions, like the county. These restrictions were created and occasionally modified in order to maintain the community in an orderly and aesthetically pleasing way and to bring unity amongst owners. The “Declaration of Master Covenants, Conditions and Restrictions” (DMCCR) is the master governing document for all properties inside Michaywe. It defines what restricted properties are (i.e. lots, parks and other lands) and how they can be used (building requirements, restrictions, fines, etc.).  This document is recorded at the Otsego County Register of Deeds and is a lien and encumbrance upon the land. The full text of the restrictions is very detailed and comprehensive and can be a bit overwhelming to fully absorb. However, it is vital that lot and homeowners fully understand and comply with all stated restrictions.

 

There is also a DCCR for common properties. It is linked below along with the lot consolidation rules and application, the MOA bylaws, and the rules for Opal Lake park.
